Why Pro-Spect?

25+ Years of Construction & Surveying Expertise.

Phil Smith is a trade-qualified builder, Licensed Building Practitioner, and BOINZ Accredited Building Surveyor, one of only a small number of inspectors in the Bay of Plenty to hold this level of accreditation. He is also completing a Diploma in Building Surveying and is a transitional member of the New Zealand Institute of Building Surveyors (NZIBS).

With a background in large-scale residential new builds, high-end renovations, and complex remedial work on leaky homes, Phil brings a level of practical insight that allows him to spot issues many inspectors may miss.

He has worked alongside senior building surveyors who contributed to the development of NZS 4306:2005, the only recognised standard for residential property inspections in New Zealand. Combined with ongoing professional development through BOINZ and NZIBS, this experience ensures every Pro-Spect inspection is grounded in proven methodology, practical expertise, and a high level of technical competence.

In an unregulated industry…anyone can!

This is why you need to be aware of self-proclaimed experts and why you should choose a BOINZ Accredited Building Surveyor. They are a qualified and experienced professional, who is regularly audited and peer-reviewed by an industry body that guarantees 100% NZS 4306:2005 Compliance.

No.  Verbal reports from building inspectors lack professional insurance, lead to disputes, are unreliable, and risk unqualified individuals performing inspections, making them a risky and potentially unreliable choice for property evaluations.

An Accredited Building Surveyor is assessed through training, assessment and peer review, prior to accreditation and is required to undertake continual professional development courses to maintain their annual accreditation.

You are more than welcome to be present for the inspection, we do ask that you save all questions and comments until the end of the inspection.
