How It Works:
Schedule Your Assessment: Book with one of our trained Surveyors specializing in Healthy Homes Standards.
Review Your Report: Check for any necessary improvements to align your rental property with regulations.
Make Necessary Repairs: Address identified issues outlined in the report.
Submit Proof of Repairs: Provide evidence of professional repairs or request a re-inspection if needed.
Receive Certification If Required: A Healthy Homes Certificate is an optional document that verifies a rental property complies with the Healthy Homes Standards. While the certificate can offer added reassurance, landlords are not legally required to obtain it or share it with tenants to meet compliance. However, some rental agencies may require this as part of their terms.

These five aspects covered under the HHS are intended to contribute to a warm and dry home.
The home must have at least one door or window, which can include skylights that opens to the outside in all Bedrooms, Dining rooms, Living rooms, Lounges and Kitchens. All Kitchens and Bathrooms must have an extractor fan that meets the HHS and ventilates externally.
Depending on location (climate zone), ceiling insulation needs to meet minimum R-values, or existing ceiling insulation installed before 1 July 2016 needs to be at least 120mm thick. Underfloor insulation needs a minimum R-value of 1.3.
All rental properties must have one or more fixed heaters, which can directly heat the main Living room to at least 18°C and can maintain this temperature all year round. Certain heating devices that are inefficient, unaffordable or unhealthy will not meet the requirements of this standard.
Rental properties must have adequate drainage for the removal of storm water, surface water and ground water, including an appropriate outfall. The drainage system must include gutters, downpipes and drains for the removal of water from the roof. Checking and maintaining roof, guttering, downpipes and cladding is critical to keeping the property weathertight.
Landlords must block any unreasonable gaps and holes in walls, ceilings, windows, floors, and doors that cause noticeable draughts.

A Healthy Homes Compliance Statement is a mandatory document that landlords must complete and include as part of their tenancy agreements. This is a legal requirement under the Residential Tenancies Act.
A Healthy Homes Compliance Certificate is an optional document provided by a Healthy Homes contractor or certified professional. It confirms that the rental property complies with all Healthy Homes Standards. However, obtaining this certificate is not required to meet the standards, nor are landlords obligated to share it with tenants.
Companies offering cheap assessments are the same ones providing repair services and profit from margins added to the repair work commissioned to third parties. While this might appeal to landlords seeking a hassle-free solution, it introduces a potential conflict of interest. This raises critical questions: Does the extractor or insulation truly need replacement? Who ensures the accuracy of their recommendations? An independent assessment by a qualified and independent surveyor remains the only way to guarantee an unbiased evaluation that prioritizes your best interests.
